Choosing a Commercial Landscape partner based on their online reputation is not always a good way to measure how that partner will perform for you. But just because they have a review, or don’t have a review does not mean they are good commercial landscapers.

In this day an age any person who gets upset with anything can write a negative review. Whether it is a real complaint or not, people do take to the internet, but what prospective clients look at should not be the reviews themselves but the type of reviews. And when looking at those reviews each client should take into consideration the type and size of the business, for example if a large commercial landscape firm does 5000 jobs a year and they have 6 negative reviews, what is that percentage, that is .0012% of clients that complain, that is not even 1%, that means that their projects run at a success rate of 99.88 % that is pretty amazing, but six complaints when looked at can color the way you view a company that does an awesome job.

Types of complaints that should be disregarded

  1. Vengeful employees – everyone has had that employee that they had to let go and the employee was not happy with the results.
  2. Complaints that don’t list facts. Sometimes people complain just to complain. But if they don’t list facts then, what was the complaint really about?
  3. Yelp, Rip Off Report, etc. No complaint should ever be validated on one of these sources. They do not have a program that allows a commercial landscape contractor to address the issue.

Types of Complaints to look for

  1. Complaints on a valid review site, (such as BBB) that have not been answered by the contractor.
  2. More than one of the same complaint with no answers on a valid review site (such as BBB).

Lets face it, in this day and age with the internet and access, people will write what they want, don’t fall into the review trap and make decisions about a company without digging into the reviews for the truth, ask your contractor what happened? Ask them how they resolve complaints, ask them how many jobs they do each year, people don’t love to post the positive, but they love to show the negative!

But just because they have a technology platform of software application does not mean they are good commercial landscapers. Here are ten things to look for when look at a possible partners technology.

  1. How does their technology work with your technology
  2. Does the technology cause any reporting issues with services performed
  3. Do you have access to reports and KPI’s.
  4. Does your facility staff have access to portals, reports, and services.
  5. Does the service reporting GEO point service trucks or subcontractors
  6. Is the software integrated with billing and service reporting, and does the software invoice the services directly to the end client
  7. Does the software have real time capabilities to view sites in remote locations or multiple locations.
  8. Can work orders be generated by facility managers
  9. Does your software include a vendor portal
  10. Does your software with 3 rd. party platforms such as Service Channel, Corrigo, Big Sky, etc?

Commercial Landscape Management – Choosing a partner based on price.. Part 1

Choosing a contractor for your business based on price can be good for the bottom line, but can result in several results. With over 20 years in landscape service industry we have seen many different outcomes. Often times the lowest bid comes at the highest cost. If the bids are all very close then the low bid may not be bad for your brand, but if the price is significantly under-priced, the contractor may not be able to perform as required. This may lead to additional costs and failed initiatives.

In the commercial market often times the pricing is a race to the bottom and the contractors are constantly turning over. I like to call it the revolving door of facility maintenance. One year company X has the contract, the next it is company Y. But what does that say? It says cost is the driving force for determining the outcome of our commercial landscape needs. But is the lowest cost truly the lowest cost. Let’s Identify the cons.

 

LOW BID CONS

  1. Not enough resources to complete scope of work
  2. Additional cost added to brand by having a failed initiative and resourcing the services
  3. Additional cost from Regional Managers and Location managers having to baby sit services when they could be managing their portfolios.
  4. Costs related to damaged landscape and irrigation systems from under-performing contractors.

The mid ranged price was the best option 80% of the time and the highest cost was the best option 9% of the time. We actually found that choosing the mid ranged pricing model saved eh client 8.5% more than the lower cost. We also found that the contract did not turn over year after year and the average length of the contract exceeded the 5 year mark. Which in turn results in additional savings from not having to spend the time and money on a new RFP program, retraining a new company on software, and tolerating a 90 day learning curve while the two companies learn to work together.  The mid-range cost is typically a good reliable contractor, they can handle the work load, and perform to the scope of work presented.
